We at Park Homes Spain Ltd offer a brand new option when thinking of buying a brand new mobile home on the Costa del Sol in Spain. We are a Project Management Company dedicated to providing a risk free environment that should boost customer confidence when it comes to buying a new mobile home that is manufactured in the UK and having it shipped to Spain. 

The big problem is that you can not take out third party "deposit payment guarantee" insurance in Spain. It means that new mobile/park home buyers currently have to pay a large deposit (to have the home built) and then the full amount (before the home is transported to Spain) at their own risk because the sale is only completed once the home has been transported to Spain and installed on the park of their choice, and this can take weeks. With most dealerships operating in Spain they insist on being paid in full as soon as the home is built in the UK. This is one of the biggest drawbacks when buying a new mobile home in Spain. A lot of money needs to be paid well in advance before the home is on the park because it is still in the UK.

You could easily pay tens of thousands of Pounds up front and have nothing at all to show for it. Not even a set of keys. The all in one price charged for the home means transport and installation costs are also paid well in advance.

NOT SO with the services of Park Homes Spain Ltd. First you are quoted a UK manufactured price for the home only by our authorised dealer in the UK who will help you choose the right home for your chosen park  (we do not sell mobile homes) and you will be given transport and installation prices separately to the price of the mobile/park home itself. You are given all the costs independently under the arrangement the mobile home dealerships would have made with Park Homes Spain Ltd for mobile/park homes going to Spain using our project management service. The transport and installation costs are quoted and paid for separately which is open and fair. The costs are now in relation to what you are getting and when you are getting the service.

With our project management service the deposit to order the home to be built is now only 30% of the quoted mobile home price only and is paid direct to the dealership, it does not include any mobile home transport element or mobile home installation element. Once it is built and ready to be transported a second deposit of 20% of the value of the home itself only is also paid direct to the dealership. Your mobile home although still in the UK will only be 50% yours and you will know the exact location of it and have a receipt for the deposits and serial number of it. The dealer is not paid in full for the home itself at this stage.

The outstanding balance of the mobile home itself (50%) is going to be protected using Park Homes Spain Ltd's service.

To do this the outstanding balance of the mobile/park home itself is paid direct from your bank to the UK Independent Payment Holding processors regulated by the FSA and HMRC who hold in trust the 50% remaining balance of the home securely until the agreed terms and conditions of the sale are met. Park Homes Spain Ltd as a third party will have no part in either the payments into the trust company or the payments made by the trust company. Only a completed sale will trigger a payment.

 

 

 

 

 

 

 

It gets even better. The transport element is also only paid direct to the transporters ONCE your home is on the park in Spain. Park Homes Spain Ltd arranges the payment for the transport element to be held by the Independent Payment Holding processors who will only make the payment once the contract has been completed. The same goes for the park installation.

That means the mobile home must be fully installed on the park in Spain and either you or the park office in Spain have possession of the keys of your new mobile home in Spain before the mobile home dealership in the UK is paid in full for the actual mobile/park home. The dealership knows that full payment is guaranteed as soon as the home has been installed. The time scale between the home leaving the factory and being installed on the park should be less than two weeks which means it is not a long and drawn out payment process either. The transporters and the park also only get paid once they have completed their tasks.

In short, in using our service we project manage the whole mobile home purchase from start to finish and assist the buyer by not having to pay in full (including transport and installation) for a mobile home that is still in the UK whilst not having anything to show for it. Our service assists the mobile home dealer having to deal with all the bad publicity and lack of customer confidence because of the risks involved. It is a win-win situation for the buyer because our service are completely free. The park also gains because we can guarantee the paperwork and facilities. The dealer has a confident customer and the park welcomes a new resident or holiday home owner. Every step of the way is project managed. We monitor the sale at every stage. Once installed on the park we do a report to the buyer confirming that the home has been checked and the sale is complete.

Parks and dealerships on the Costa del Sol are of course free not to offer their clients our service as project managers and we are not saying that buying a new mobile home direct from a dealer without using our service is to be avoided. They will have their own terms and conditions and of course you will be able to see exactly what is involved. What we are saying however is that by using our service the buying method is not only different to what most use now  but everything is up front and overseen by us a third party to the sale. It is a confidence in the market measure that can only be good for parks and dealerships alike.

Now the best part. If we are to project manage a purchase we also make sure the park has a license which has been seen by us. Any mobile home dealership working with us will be keen to offer you the buyer the very best of service. Parks are an important factor when looking at living in Spain in a mobile or park home. There are two different types of parks and they are very different in style of management, services they offer and the experience when living on the park. The first is joint camping/mobile home park which until recently was the only type of park on offer. These tend to be down by the coast and the ground rents reflect that. Residential only parks that are dedicated to mobile or park homes started to develop about ten years ago and have really come to the fore in terms of quality and services. There are now quite a few parks dedicated to residential mobile homes and these tend to be slightly inland (no more that one hours drive) and of course not next to a beach.

 

 

 

 

 

 

 

Moving to Spain is a big step and the first advice we always give is do not be rushed. Check out as many parks as you can. This can easily be done from the UK using the Internet.  Any park listed on this website will have true descriptions written by us and not influenced by the park owners in any way. If we say the sand outside a particular park or camp site is black then rest assured the sand on the beach IS black. If we say that the reception is well run with English speaking staff to look after you then that is exactly what you will find should you visit the mobile home park to take a look for yourself following our write-up. What happens if I want to sell my mobile home in Spain in the future?
